"When do I start the process?"

That's one of the most common questions I get so I'm here to break it down so you can plan appropriately -

Here's your basic timeline:

6-8 months out: Start planning and researching the area

4-8 months out: Reach out to a Realtor

4-8 months out: Determine budget and reach out to a lender if financing

1-6 months out: House Hunt, make offer(s)

1-2 months out: Under Contract (can be less if purchasing with cash)

2-4 weeks out: Inspections and appraisal

1-3 weeks out: finalize mortgage details and line up homeowners insurance

Day of closing: Move! You're a homeowner!

The timeline can vary so much based on the location, your budget, inventory in that area, and how specific you are on what you're looking for. A good realtor can hone in on your timeline more after talking about your goals.
